What RentValue does

RentValue provides informational rental estimates from property facts and comparable rental evidence. Estimates are not appraisals or guarantees of an achievable rent.

Free manual analysis

Free manual analysis requires no account or subscription. Property addresses, property facts, comparable rental entries, completed analyses, saved properties, and lease outcomes are stored locally on the device. Manual analysis makes no rental-evidence network request.

Address suggestions are optional. When you type in an address-search field, the typed address fragment may be sent to Apple Maps so Apple can return matching U.S. addresses. Choosing a suggestion fills the structured address and coordinates on the device. RentValue does not request or use your device location for this feature, and you may enter every address manually instead.

Pro purchase and automatic analysis

RentValue Pro uses Apple in-app purchase. No separate RentValue registration, password, or personal profile is required. RentValue does not receive an Apple Account password or full payment-card number.

When a Pro member explicitly requests automatic analysis, RentValue sends the property address, confirmed property facts, and Apple-signed current subscription transaction to the RentValue service over HTTPS. The service verifies the subscription and asks a licensed property-data provider for property facts, rent estimates, and comparable rental listings.

A property address can identify a physical property even when it is not a home address. Do not enter a private address unless you are comfortable using it for this purpose.

Storage and retention

• Completed analyses, saved properties, and lease outcomes stay on the device. They can be removed in the app with Pro → Settings → Clear all local data, or by deleting the app.
• Subscription entitlement is read from StoreKit; Apple controls purchase and billing records.
• The RentValue service has no property-address database and does not intentionally persist automatic-analysis request bodies or results.
• The service verifies the current signed transaction for each automatic request without intentionally persisting it.
• Provider requests use the provider's request-logging suppression option so submitted query parameters are not stored in its internal request logs.
• Hosting and security infrastructure may temporarily process IP addresses and limited request metadata needed to deliver, secure, and troubleshoot the service. This information is not used for advertising or cross-app tracking.
• If support is contacted, the email address, message, and attachments voluntarily supplied are kept only as reasonably necessary to respond, secure the service, and meet legal obligations.

Services involved

• RentCast / Fortnoff Financial LLC supplies licensed property and rental evidence. See the RentCast privacy policy.
• Apple provides subscription purchase, restoration, management, signed entitlement data, and optional Apple Maps address suggestions. Apple may process typed address fragments under its own privacy terms; RentValue does not send Apple your device location.
• Render hosts the privacy-conscious RentValue service. The service is configured without a customer or property database.

RentValue includes no advertising, analytics, tracking, social-login, password, or third-party account SDK. It does not sell personal information or use information for targeted advertising.

Fair housing and sensitive information

RentValue models property characteristics and rental-market evidence. It does not request or use race, color, religion, national origin, sex, disability, familial status, tenant identity, or neighborhood demographic proxies as valuation inputs.

Your choices

Manual analysis is available without a subscription. You choose which address to analyze and may correct property facts before asking for automatic comparable evidence. You may clear local data, restore purchases, or manage and cancel the subscription in the app.

Children and changes
